Note that according to the Real Estate Appraiser Licensing Act 225 IL CS457l, it is illegal in the State of Illinois to base the appraisal fee charged for an assignment on a predetermined estimate of value.

New clients are required to pay for the appraisal at the time of ordering.

The Appraisal Institute (AI) Residential Summary Appraisal Report is a new report form that complies to USPAP regulations. It is designed specifically for non-lender use and is an excellent format to convey an appraisal assignment for a private party. It can consist up to eight pages depending on the scope of the assignment, plus a two page Certifications & Limiting Conditions. Exhibits include a Sketch Page, which is a perimeter sketch of each floor of the living structure. Photo Addendums contain pictures of the subject and the comparable properties. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used. A typical report can consist of 12-16 pages total.

The Uniform Residential Appraisal Report (a.k.a. URAR, Fannie Mae Form 1004 / Freddie Mac Form 70) (dated: 03/05) consists of a six page description and valuation analysis of the subject property. NOTE: Square footage is the area counted above grade. Basements/Lower Levels are counted separately. Exhibits include a Sketch Page, which is a perimeter sketch of each floor of the living structure. Photo Addendums contain pictures of the subject and the comparable properties. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used. A Flood Map is included when necessary to show the location of the subject within a flood plain. For FHA appraisals, the Repairs, Alterations, Required Inspections Addendum is included if necessary. For VA appraisals, a VA Minimum Property Requirements (MPRs) Repair Addendum will be included if necessary. For REO appraisals, a Supplemental Real Estate Owned Appraisal Addendum will be included, as well as interior photos.

The Individual Condominium Appraisal Report (Fannie Mae Form 1073 / Freddie Mac Form 465) (dated: 03/05) consists of a six page description and valuation analysis of the subject property. Exhibits include a Sketch Page, which is a perimeter sketch of each floor of the living structure. Photo Addendums contain pictures of the subject and the comparable properties. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used. A Flood Map is included when necessary to show the location of the subject within a flood plain. For FHA appraisals, the Repairs, Alterations, Required Inspections Addendum is included if necessary. For VA appraisals, a VA Minimum Property Requirements (MPRs) Repair Addendum will be included if necessary.

The Land Appraisal Report consists of a one page description and valuation analysis of the subject property. Also included is Fannie Mae Form 1004-B: Statement of Limiting Conditions and Appraiser's Certification. This is a standard certification page that is required for residential form reports. Exhibits include Photo Addendums, which contain pictures of the subject and the comparable properties. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used. A Flood Map is included when necessary to show the location of the subject within a flood plain.

The Small Residential Income Property Appraisal Report (Fannie Mae Form 1025 / Freddie Mac Form 72) (dated: 03/05) consists of a seven page description and valuation analysis of the subject property. Exhibits include a Sketch Page, which is a perimeter sketch of each floor of the living structure. Photo Addendums contain pictures of the subject and the comparable properties. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used. A Flood Map is included when necessary to show the location of the subject within a flood plain. For conventional appraisals, the Form 216 Operating Income Statement is included at no additional charge. For FHA appraisals, the Repairs, Alterations, Required Inspections Addendum is included if necessary.  For VA appraisals, a VA Minimum Property Requirements (MPRs) Repair Addendum will be included if necessary.

The Exterior Only Residential Appraisal Report (Fannie Mae & Freddie Mac Form 2055) and the Exterior Only Individual Condominium Unit Appraisal Report (Fannie Mae Form 1075 / Freddie Mac Form 466) (dated: 03/05) consists of a six page description and valuation analysis of the subject property. (Exterior appraisals will not contain a Sketch Page.) Photo Addendums contain pictures of the subject and the comparable properties. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used.

The ERC Summary Appraisal Report (Employee Relocation Council ERC Form Rev. 09/03) consists of a six page description and valuation analysis of the subject property. Exhibits include a Sketch Page, which is a perimeter sketch with exterior dimemsions of each floor of the living structure. Photo Addendums contain interior pictures of the main rooms of the subject, as well as exterior pictures of the subject property, competitive listings and the comparable properties. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used.
